Steps to Success
The more you know about the home building process, the more likely it is that you’ll enjoy the experience. Therefore, we’d like to take you through our process step-by-step – what we like to call our “Steps to Success.”
Step 1: The Consultation
There is no charge or obligation for your initial consultation with John Siemering Homes. During this meeting, we’ll determine where you are in the building process – Have you chosen an architect? Do you have a home site? Or are you just beginning to plan? We can help you analyze your design goals in terms of your budget, and create a realistic agenda that can help you avoid surprises and disappointments
Step 2: Loan
This can be a daunting part of the process for many customers. We can help you select a lender that is right for you, and help lead you through the construction lending process so you know and understand exactly where your money is going. We’ll also help you think through additional things like whether or not to add a contingency fund for change orders to your construction loan, and how much it should be. We bring our considerable experience to bear to help make this part of the process as smooth as possible for you.

Step 3: Design
Whether you’ve already chosen your architect, or need some help in finding a good match for the style of home you want, we at John Siemering Homes can help. We have a depth of knowledge about architecture and design that will benefit you from specifications and preliminary pricing, to final plans and final pricing, and on through the decorating process. We work integrally with your architect and designer, even helping you choose the best of each for your type of home. We walk through the entire process with you, to make sure you get what you want.
Step 4: Documents
Oddly enough, one of the most important building materials for your home is paper – all the documents and paperwork needed to satisfy the legal and financial considerations. We work with you openly to make sure you understand every facet of the construction contract, the escrow agreement, the earnest money agreement and the builder deposit.
Step 5: Selections
We maintain an extensive list of vendors and showrooms from which you can make your selections for everything from countertops to flooring to fixtures. We provide you with a detailed list of companies that we feel will best meet your needs. And we remain available to assist in your selections in any way you like. For example, for out-of-state buyers we have walked clients through key showrooms and personally introduced them to managers so that they are comfortable continuing the relationships over the phone. to add your own text
Step 6: Construction
We invite your input at every level, from the pouring of the foundation, through framing and electrical, and all the way to final finish out. Unlike many other builders, we consider your presence at the construction site to be both vital and welcome.
Step 7: Punch Lists
One of the things that differentiates a John Siemering Home is the level of detail we go through in reviewing a home for final approval. We examine and re-examine every detail of your home, then we go back through it with you. The end result is a home ready for you to move in and enjoy. We believe the best time to take care of any last minute details is well before the last minute.
Step 8: Warranty of Service
